Exterior surfaces assessed one area at a time

A Niles exterior estimate should explain which materials can be painted, where the old coating needs preparation and what must be resolved before painting begins.
  • Siding inventory
Identify each siding material and its current finish rather than treating every wall as the same paintable surface.
  • Trim condition
Show peeling edges and joints in close-up photos so routine preparation can be distinguished from deteriorated material.
  • Door and frame finishes
Choose the door faces and frames to repaint, and identify an entrance that needs to remain usable.
  • Window surrounds
List paintable window trim while keeping glass, seals and components outside the agreed scope protected.
  • Landscaping boundaries
Show planting beds, shrubs and other features near the work so access and protection can be discussed.
  • Elevation access
Describe narrow passages, differing heights and obstructions on every side included in the estimate.

Our process

  • Inventory the materials
Review each siding, trim and door surface.
  • Identify prerequisites
    Flag deterioration and access arrangements.
  • Prepare the coating surfaces
Complete agreed cleaning, preparation and protection.
  • Apply suitable finishes
Coat specified areas under appropriate conditions.
  • Review each elevation
Check coverage, boundaries and painting cleanup.

Build a surface inventory before an exterior repaint
Record what is actually on the house
Start your Niles exterior request with a list of surfaces rather than a single house measurement. Note the siding material where known, painted trim, door faces and accent features you want to change. Different sections of one house can have different materials or coating histories. If you are unsure what a surface is, say so and provide clear photographs. Paint suitability and preparation need to be assessed before a finish is selected, especially where a factory finish or previous coating is involved.

Describe the failure as well as the appearance
A faded finish, peeling coating and soft underlying board are different problems. Include close-ups of loose paint and describe any recurring water exposure or known leak. Preparation can address suitable weathered surfaces and unstable coatings, but painting does not correct damaged material or the source of moisture. Areas needing other work should be identified before they are included in the application plan. The estimate should distinguish normal coating preparation from issues requiring a separate repair assessment.

Photograph the space around each elevation
Take an overall picture of every side to be painted, not just the front. Include the ground beside it so planting beds, narrow routes and objects close to the walls are visible. Explain what can be moved and what must stay protected. An upper trim section may need different access planning from a door surround. If reaching an area involves a shared passage or permission from someone else, tell us about the arrangement before the work is scheduled.

Connect colors with boundaries and conditions
Choose the main color in relation to roofing, masonry and other finishes that remain. Then identify whether doors, trim and accents use the same or different shades. Mark surfaces that should stay unpainted so color decisions do not silently expand the project. The proposal should identify included elevations, preparation and finish choices. Discuss target dates alongside suitable surface and weather conditions; an exterior coating needs appropriate application and drying conditions, so the plan should allow adjustments rather than rely on a guaranteed uninterrupted appointment. Keep a short list of questions beside the photos, such as an unknown siding type or an inaccessible rear corner, so those uncertainties can be resolved before the scope is accepted.

  • Can an estimate include different siding materials?
Yes. Identify each material so its suitability, preparation and finish requirements can be assessed separately.
  • Does peeling paint always mean the wood needs replacement?
No. Loose coating and damaged underlying material are different conditions. The surface needs assessment before the required work can be defined.
  • Should I trim plants before requesting an estimate?
First show the landscaping and explain access. Agree on any preparation around plants before changing it solely for the painting project.
  • Are all exterior window components painted?
No. Paintable trim must be specified; glass, seals and other components are kept outside that scope unless an appropriate coating is separately agreed.
